Mold testing is not a general screening tool—it is most effective when used to answer specific questions about indoor air conditions.

When Mold Air Sampling Is Appropriate

Mold air sampling is commonly recommended when:

  • Musty or unusual odors are present

  • Water intrusion or plumbing leaks have occurred

  • Roof leaks or exterior moisture issues are suspected

  • Prior water damage is visible or reported

  • Occupants have air quality concerns

  • Mold is suspected but not visibly confirmed

Visual Assessment & Moisture Evaluation

Mold air sampling is typically preceded by a non-invasive visual assessment of the property. This evaluation focuses on areas and systems commonly associated with moisture intrusion, including:

  • Windows, doors, and flashing

Mold Prevention & Conducive Conditions

Mold growth cannot occur without moisture. Preventing mold involves controlling water intrusion and indoor humidity.

Common contributors to mold growth include:

  • Roof or plumbing leaks

  • Poor drainage or exterior moisture contact

  • Inadequate ventilation

  • Elevated indoor humidity

  • Damp basements or crawlspaces

Mold Testing Methods

Mold testing typically includes one or both of the following methods:

Air Sampling

Air samples are collected to measure airborne mold spore concentrations inside the home and compared to an outdoor control sample. This helps determine whether indoor levels are elevated relative to normal background conditions.

Surface Sampling (When Requested)

Surface samples may be collected from visible suspect materials to help identify the type of mold present. Surface sampling is performed only when appropriate and requested.

All samples are submitted to a certified laboratory for analysis.

Understanding Mold Test Results

Laboratory results identify:

  • Types of mold spores present

  • Relative concentration levels

  • Comparison between indoor and outdoor samples

Results are interpreted within the context of the inspection and sampling conditions. Mold testing does not determine health effects but provides objective data to support informed decision-making.
