Draw Inspections

SMR Inspection Services provides draw inspections, also known as progress inspections or completion evaluations, for residential and commercial construction projects throughout Western Colorado. These inspections are typically requested by lenders, banks, and financial institutions to verify construction progress before funds are released.

Draw inspections help protect lender and investor interests by confirming that work billed by a contractor has been completed as represented.

What Is a Draw Inspection?

A draw inspection is a non-invasive, visual verification of construction progress performed at designated stages of a project. The inspection confirms the percentage of work completed and the presence of required materials on site at the time of inspection.

Draw inspections are not code inspections and are not the same as phase inspections, HUD inspections, or 203(k) inspections. Instead, they are financial oversight inspections used to support payment disbursements.

Why Draw Inspections Matter

Lenders rely on draw inspections to:

  • Confirm construction progress

  • Reduce financial risk

  • Ensure funds are released appropriately

  • Cross-check contractor payment requests

By verifying progress independently, draw inspections provide objective documentation that supports informed funding decisions.

What Is Evaluated During a Draw Inspection

An SMR draw inspection documents:

  • Amount of work completed for each project line item

  • Percentage of completion based on observable conditions

  • Materials present on site, where applicable

  • Photographic documentation of observed progress

Findings are compared against submitted construction schedules, budgets, or contractor draw requests when provided.

Residential & Commercial Projects

SMR Inspection Services performs draw inspections for:

  • Residential construction projects

  • Commercial construction projects

  • Renovations and tenant improvements

  • Rural and agricultural construction

Each inspection is tailored to the project scope and lender requirements.

Clear, Lender-Ready Reporting

Following the inspection, clients receive a clear, well-organized report that includes photographs and documented observations of construction progress. Reports are designed to be easily reviewed by lenders, project managers, and financial institutions.
